The most frequently encountered defects in new Colorado homes include foundation issues related to expansive soils (heaving, settling, and cracking), water intrusion through improperly installed or sealed windows, doors, and building envelope components, roofing defects that allow moisture penetration, drainage and grading problems that direct water toward the foundation rather than away from it, stucco and siding failures, and HVAC, plumbing, or electrical systems that do not perform to code.
Colorado's unique combination of expansive clay soils (particularly along the Front Range), significant temperature swings, intense UV exposure, and periodic heavy precipitation creates an environment where construction defects may manifest more aggressively than in other regions. Many of these defects start as seemingly minor issues and progress over time.
